There are so many great homes available in the Rockford area and if you're moving here than you should definitely get a feel for the current market conditions before you start the search for your dream property. Between those that are upgrading to a larger home to those coming from as far away as Haliburton real estate more than five hundred people bought properties in the area just last month and you could be next. Here are some of the basic statistics when you're looking at Rockford real estate.

The average listing price for a home in Rockford as of July 2010 is a little over $130,000. For one of the largest cities in Illinois these are great prices and usually mean that you're getting a three to four-bedroom property in one of the suburbs or a one-bedroom condo in the downtown core. When you are looking into residential or commercial mortgage loans you will find that you need less than you would with a home in Chicago or Aurora but more than you would if you were living in smaller communities like nearby Rockton or Loves Park.

There are a little over fifteen hundred listings currently on the market in Rockford, which is pretty standard for a city of this size. While the community is sitting in a buyer's market with homes selling for about ten to fifteen percent less than their appraised value this is to be expected as the country continues to recover after the real estate crisis that occurred at the end of 2008. In the grand scheme of things Illinois properties were affected less than many southern states like California and Arizona but slightly more affected than cities across the northern border like Mississauga Ontario real estate.

The average price per square foot in Rockford is $73. This is a great way of comparing prices with other communities across America and elsewhere. In Chicago the average price is $156 and in Milwaukee it is about $95. If you were looking at Newmarket real estate, a community that is about the same size as Rockford, you will find prices hovering around the $90 mark in US dollars. This shows that you are likely to get quite a lot for your money if you are moving to this area from another city or state.

Home prices in Rockton are affected by the seasons, as are many other cities that experience harsh winters like Toronto homes. The highest prices and the biggest selection of properties come in the spring and things taper off to come to the lowest figures of the year around February. If you are interested in buying a home in the area but have some flexibility in terms of when you make your purchase you might want to keep this in mind.
